Palm Springs has something no other destination in the country can match: an entire residential neighborhood of gay men's resorts, most of them clothing-optional, most of them within a ten-minute drive of the bars on Arenas Road. This has been going on since the 1970s. It is not a niche, it is an industry, and it is one of the main reasons people book this town over Fort Lauderdale or Puerto Vallarta.

It also confuses first-timers more than any other part of gay Palm Springs. So let's be plain about how it works.

How Clothing-Optional Actually Works

Optional means optional. That is the single most misunderstood thing about these properties. Nobody is checking, nobody is pushing, and plenty of guests spend an entire stay in swim trunks and feel completely normal doing it. The culture at these resorts is genuinely body-positive and non-judgmental in a way that catches people off guard the first time.

The practical norms are simple and universal across properties:

• Put a towel down before you sit on any shared surface. This is non-negotiable etiquette everywhere.
• Keep your phone away in common areas. Photography in pool and common areas is prohibited at essentially every property, and taken seriously.
• Clothing usually goes back on for practical moments — meal service, evening events, walking through the lobby at check-in time. Some properties describe this as "nude when possible, clothed when practical."
• Let people decompress how they want. These are small properties. Some guests are here to socialize, some are here to read a book.

The other thing to separate in your head: men-only and clothing-optional are two different policies. Most Warm Sands properties are both, but a resort can be one without the other. If you're travelling with women, or with friends who have different comfort levels, read the property's own policy page rather than assuming.

Warm Sands District Resorts

Warm Sands is a quiet residential pocket just southeast of downtown, roughly bounded by East Sunny Dunes Road and East San Lorenzo Road. It's a few streets of low-slung walled properties with almost nothing to indicate what's behind the gates. Clothing-optional men's resorts have been operating here since the 1970s and 1980s, and today the neighborhood holds around a dozen of them.

INNdulge, at 601 S Grenfall Road, is the one we'd send a first-timer to. It's 24 rooms around a large heated saltwater pool with a 24-hour jacuzzi, free gym access, and daily continental breakfast. What makes it work is the programming: morning coffee service, evening social hours, pizza nights, weekend pool parties. It's the friendliest of the bunch and the easiest place to arrive alone and have dinner plans by day two. Rates commonly land somewhere in the $200 to $400 range depending on season and room type, with real swings at the extremes.

The rest of the neighborhood covers the spectrum. Santiago Resort and Twin Palms Resort are the sleek, design-forward, higher-end end. El Mirasol Villas, going since 1975, and Desert Paradise Resort are the long-running social properties. The Hacienda at Warm Sands is five rooms around a private courtyard pool and is about as quiet as this category gets. Vista Grande and Triangle Inn round out the map. Casa Oliver, formerly All Worlds Resort, sits on 1.8 acres and operates at the more uninhibited end, with indoor and outdoor adult play spaces alongside the pool and hot tub — the listings describe this plainly, and you should read them.

Beyond Warm Sands

Descanso Resort is at 288 E Camino Monte Vista in the Uptown Design District, north of downtown rather than in Warm Sands, and that location is part of the appeal. It's a small clothing-optional men's resort — under twenty rooms — recently renovated, with a heated pool and jacuzzi and a deliberately low-key, spa-adjacent atmosphere. If the bigger social properties sound like too much, this is the answer. It's also a registered-guests-only property, so there's no day-pass traffic through the pool.

CCBC Resort Hotel is in Cathedral City, about ten to fifteen minutes east, on a 4.5-acre site. It's the largest full-service clothing-optional gay men's resort in the country, open 24 hours a day year-round, with a bar and restaurant, locker room, pool, two hot tubs, a steam room, a waterfall, and a cool dipping pool. It runs dozens of events a year and is a hub for the big circuit weekends. It's the only property on this list where you genuinely need a car.

Best for Couples

The instinct people have is that these resorts are for solo travellers, and that's only half right.

For couples who want the clothing-optional experience without the party, go small: Descanso, the Hacienda, Santiago, Twin Palms. Fifteen rooms or fewer means a pool you can have to yourselves at 10am, staff who learn your name, and no one running a DJ set at 3pm.

For couples who want the social version, INNdulge and Desert Paradise are built for it, and nobody there will find a couple remarkable.

And if clothing-optional isn't what either of you wants, say so out loud before you book. Palm Springs has an enormous supply of adults-only boutique hotels — no nudity policy, no gender restriction, still entirely comfortable — and there is nothing lesser about picking one.

Best Value and Cheap Gay Resorts

Season is the entire pricing story in the desert, more than property tier.

High season runs roughly November through April, when the weather is perfect and the calendar is stacked. Rates peak, minimum-night rules appear, and the big weekends — Pride, Modernism Week, the circuit parties — fill months ahead.

Summer, June through September, is when the desert is cheap. It is also 110 degrees, which is precisely why a resort built around a pool and a shaded patio is a more rational summer purchase than it sounds. Rates drop hard, availability opens up, and the crowd is smaller and more local.

Shoulder months, May and October, are the value sweet spot: tolerable heat, off-peak pricing, and the October Modernism Week weekend as a bonus if you time it right.

Day Passes at Gay Resorts

You don't have to book a room to use a pool, but you can't assume it either.

Casa Oliver publishes day, night, weekday, and weekend passes, with weekday day passes historically running around $25 for a 10am to 6pm window and some local or weekday social passes starting lower. Its Sunday pool party is a recurring fixture on the day-pass calendar.

CCBC sells day passes good for an eight-hour period, year-round, with valid government-issued photo ID required at check-in.

Descanso and Santiago do not. They're private properties for registered guests only. Neither does most of the rest of Warm Sands.

When to Book

For high season, book two to three months out for a normal weekend and four to six for anything that coincides with an event. The Warm Sands properties are small — a resort with 24 rooms sells out in a way a 200-room hotel does not, and once the neighborhood fills there is no overflow inventory of the same kind anywhere else.

For summer, you can often book a week out and still get what you want. That flexibility is worth more than people give it credit for.
